One of the most lurative realestate investment strategies when done right is the BRRRR method.  BRRRR is an acronymn for Buy, Rehab, Rent Refinance, and Repeat.  The goal here and the most important part of this strategy is buying it right, this is where the money is made.  Work your numbers backward... What will the value be when it is rehabbed and rented? subtract carrying costs, refinance costs, rehab cost, and cost to acquire a tenant.  This number is what we refer to as your break even point.  If everything is accounted for you will leave no money in the deal which allows you to Repeat.  Thats right go do it over and over again, building your portfolio and adding to your passive income.  If I am helping you implement this strategy, I am going to suggest that we approach it in a manner that will net you a big fat paycheck (that doesnt count as income) and still cash flow on the property.  Remember when I said it all starts with the buy?  Heres an example of the BRRR method at work:

purchase price $70,000 cash

+$10,000 for rehab cost, cash out refinance cost, and tenant acquisition

After all work is complete the property appraises at $150,000

the local bank does an 80% LTV so the bank will actually finance $120,000 (cut you a check for this amount)

-$70,000

-$10,000

$40,000 profit at closing on the cash out refi plus you cash flow $348 per month with total rent income of $1,300 and a mortgage payment of $952.

If you utilize this strategy and buy one house per month for the next 2 years based on the numbers above you will make $960,000 and cash flow an additional $8352 per month.
